8/5/16 - We are just getting under way with a major rehab on a 1963 concrete block, 3 bedrooms, 1.5 bathrooms, that is in need of some TLC. Which we plan on giving to it. Well that is how it is listed in the Polk County Property Appraisers site.
One bedroom can be used as a Florida room or bedroom? And the half bedroom had a shower added to it a while back and then badly redone recently. The floor of the shower was so bad and unleveled that it had to be torn out and will be redone. Probably with a nice one piece tub/shower.
Ave J NW - Ave J NW is the newest addition to the collection. This one is the property of McBrayer Investment Trust LLC. Ave J NW is close to a few of BenYer's properties and close to Lake Howard which is where the New Walking/Biking Path is being built which goes partially around Lake Howard. They are just about to complete it too!!!. This is also one of the main areas the city is rehabbing and investing money in!!!
Now one of the differences in this property is a General Contractor was hired to handle the rehab since David can't handle it with his limitations. So a generally contractor is handling the job which will entail a new flat roof, new soffit, new AC system, remodeled bathroom, tree removal and trimming, restoring the Terrazzo flooring, plumbing and electrical work, painting inside and out and a new fence. Yes, it is quite a project. But the house was bought at a good price, it is in a neighborhood that is coming back around and is close to everything.
One more thing. There is a shop out back and a couple of sheds. One metal shed right beside the shop and one 6'x8' concrete block shed. A nice little storage shed that was built with the house. The house was built in 1963. The previous owner had partially fixed up the inside and was living in there. It has it's own service pole and meter box. But the water is on the main house. I want to see about getting a new water meter but on it if I can. But it must get and address and so on.
We hope to have this baby ready to rent around the first of September to the middle of it. But the windows will be installed a month or two later. They are on order and being built. They were the ones we wanted. We could have gone cheaper but this was David's one big upgrade. You don't generally put these windows in rental units. Not if you want to save money on your rehab. But they are nice. CW Custom Windows. A white Vinyl Double Pane Low E with Argon Gas. 2 cups of virgin vinyl in each window.
