I am currently looking for a few owner financed properties to invest in. Why owner financing vs. a bank? A few reasons actually. You can negotiate better with an individual owner, than with a group at a bank. You can get more creative in the terms, interest rate, down payment and so on. It depends on what the owner would like to or is willing to do?

What kind of property do I like? Concrete block homes or condos as a rule, but wood frame is not out of the question if they are nice and not in need of major work. I like a 2-2 or even a 2-1 would work. A 3-2 if priced right in the right area.
I am not looking for very expensive homes or condo's, but more the average priced ones that people can afford to rent. Where I can pay the mortgage and make a couple dollars.
