McBrayer Investment Trust LLC was started due to a car accident which leaves me limited in what I can do these days. No heavy lifting, trouble walking and all the other problems, Investments are the one thing I can do that don't require any heavy lifting or much walking. They do require some money though. Well must of the time anyway. Then you just purchase them and kind of watch. That is if you use a property manager like I do. For most of the properties I use a property management company. But for the vacant land, there is no real need to. You just hire someone to cut now and then it if you need to? But the land I have really does not need to be mowed.
I was in desperate need of finding something to increase my wealth with? If I have another 20 or 30 years to live? I needed something? The Government Disability will not get me there alone, but it did give me a little back pay for a few of the past years. Thank you Lord!
Now investment properties, or, rental properties, can make you a nice investment income, if you have some money to invest with and find the right ones. So I took my little bit of back pay and bought a condo right away as an investment. It is rented out now too!!!. Yeah me, and the PM.
Well that condo ate right through the little bit of money I had received. That and a few bills. Now it was well worth investing in the condo. As I would have spent that money pretty quick. Which I may be prone to do! Well, I did actually spend it quickly, but I invested it. So Munir stepped up to the pump, as he has done so many times before, and has made me a few loans to help me out. For one, so I don't have to go begging to a bank and getting my credit dinged every time you apply for something. Munir is not worried about making great deals of money off of his loans, and I could never ever get the awesome deals he gives me!!!
As I mentioned earlier, I use a property manager to handle most of the properties. So they can handle the tenant apps, screening, collecting rent and handling all the problems. See how easy that was all that was for me? I get to pay taxes, insurance and for any repairs. It does eat into the profits now, but they handles the problems, repairs and tenants. Plus they keep records and send invoices. I get to write the checks now and then and answer a question here and there. OH and I read the statements. They wish I would butt out more. Hey, I like to keep up with what is happening with my livelihood. I don't have anything else to do.
I have purchased a few pieces of vacant land in Winter Haven, FL. Vacant land can be a great investment. Not generally for flipping, but it can be if bought right. They are generally held for a longer term. The land is located behind Winter Haven Christian School. There is a 1.5 acre track and a 1.45 acre track. They are down an old dirt road beside the school. And the houses in that area are pretty nice. But I have cooked up a plan for the 1.5 acre piece at the end of the road and it goes like this.
Winter Haven Christian School has recently started a FFA Program. Future Farmers of America. A vital program for all communities. But they do not have much land to work with at this point. And the 1.5 acres is right behind the school and would be extremely helpful I am sure. It seems that the school is located in the city zoning, while my property is located in the county zoning. It could be the other way around but I think I got it right?
Anyway, Munir has always been a firm believer in higher education. The man is always reading. No you don't quite understand, he is always reading. Or watching something on TV to give him some kind of information. Munir had a storied career, as well as, a life to go with it. He has rubbed elbows with the elite and flown on the Concord 116 times. You do the math, it is a lot. He is a good man and has been his whole life.
So my plan is to donate the 1.5 acre back piece of property to WHCS's for their FFA program and donate it in Munir's honor. The school can do more with the low lying part of it than I can. In Munir's job, he helped a few farmers along the way. And he will tell you, education is his foundation. This is the one way I might can possibly make an effort to pay Munir back and to honor him for all he has done for me personally, as well as others.
I will never, ever, be able to pay him back for all that he has done for me. But I can try to honor his life and career. It is worth every penny and a billion dollars more. He is a pretty amazing person with some totally awesome stories. As you can tell, he has inspired me.
