Munir P. Benjenk

"Ben" of BenYer's

The brains of the Team is no doubt, Mr Munir P. Benjenk.  A retired banker, an educated gentleman and well traveled individual.  He had a great career and had thought he settled into the good life of retirement.  He is a young 91 years old after all.  But his brain is still bright as ever and being a former banker, he knew his money was not going to do much just sitting in the bank and after the car accident they had, he decided to do a little investing with his good friend David McBrayer.

He wanted to help David secure a few investment properties and help prepare him for the later years in life. While at the same time making a little money along the way.  As David was not prepared financially when the accident occurred.  So 90% of getting into investment properties, was for David's benefit.  There is no qualms or questions about that.  David totally understands and appreciates all that Munir has done for him.  They do make a good team.

Now at the young age of 91 years young, his friends call him "The Land Baron". LOL

"Yer" of BenYer's

Hello, it is me, David McBrayer.  I am 54 years old and the actual older one of the Team.  Trust me, Munir is in better shape than I am in.  God Bless him.  I am now on permanent SSD, due the my back and neck problems, the 5 surgeries along with the 3 pieces of titanium in my neck and 21 screws holding them in.  I told you he was in better shape. LOL.

The Government reviewed my situation and put me out to pasture with a little bucket of feed every month and a spot of water.  They would like to sell me off to a glue factory, but until they can legally do that?  They are stuck with me.  But I plug along.

I ran my own tennis program at two Broward County Parks, as well as, being a traveling tennis teaching pro.  One of my proud achievements in life was being the head boys and girls tennis coach at a private Catholic High School in Hollywood, FL for 6 years.  I left on my own terms and got a great letter of recommendation from the AD.  I actually gave Munir a few tennis lessons when we first met.  He was a big sponsor of my tennis program and especially the Pee Wee and Junior programs.

I left coaching to start my own antique & collectible business.  Selling on eBay, doing antique & collectible shows, flea markets and Extravaganzas.  I was just hitting my stride when we had the car accident in July of 2007.  Everything I had worked for was all over.  I just could not do it anymore for the pain.  And I was not prepared financially either.

So thank God,  my best friend Munir stepped in and came up with a plan to help me out.  And here we are.  BenYer's Investment Group or B.I.G.

Real Estate has always interested me and I know there has been some very nice money made in investment properties.  Such as rental properties.  Munir has bought a few properties along the way and always did pretty well on them.  He has a good eye for them as well.  But I also know from first hand experience what can happen when the real estate market crashes and you have extended yourself to far.  It crashed right after the car wreck we had and I lost my butt.  Not all my butt, but a large chunk of it. I got a big butt. LOL

So that is how we became BenYer's Investment Group.  Part of Munir's last name, part of mine and add the 's.  And you get Ben-Yer's or BenYer's.  If it were not for Mr Munir P Benjenk, I am not sure what I would have done? God blessed me for some reason and introduced me to Munir 17 years ago.  He has helped mold me into a better person.  Hey, he can't work miracles now. LOL

Trust me, Munir has taught me so much, and I could never repay him for all his kindness and for all he has done for me!  Especially since the car accident.  He knows it was not my fault and I was just getting my antique & collectible business working for me.  

So the only way I can to repay and honor him is to pick good properties and try to increase his, as well as, my wealth, and provide some great homes for people to live in.  I like to think of the properties as their homes.  I hope when someone moves in, they stay for years.  Or they might want to buy the property down the road?  Maybe a lease option?  It is nice to live in one for a few years and get the feel for it before you make the commitment.

I must admit this, and I have to Munir, I love the Lake Howard area.  I always have.  The nice homes are around it and very centrally located to downtown and to head in any direction you might need to go.

Now you know a little bit about our little Investment Team.  And Thank God for Property Managers.  Now finding a good one is another story!  But still, Thank God for them!  I could not do this without one, and Munir, at his age, would not be into it at all.  He says, like his mom did, "Call the man". I totally agree with that.  A shout out to Stella. LOL  We let the property managers do what they do best.  Manage problems.  I mean, manage properties.  We are better at buying them.
